One of the most important objectives of sustainable urban development is the achievement of social sustainability. Nevertheless, the social dimension of sustainable development has often been neglected in comparison with its other dimensions, and it has received limited attention in studies related to urban spaces in Iran. In order to improve and enhance housing conditions, various policies have so far been formulated and implemented to provide affordable housing under titles such as “social housing” and “Mehr housing.” Accordingly, the present study was conducted with the aim of analyzing the factors affecting the affordable housing model in Parand City with a social sustainability approach. In terms of purpose, this research is applied, and in terms of nature and method, it is analytical and quantitative. The statistical population consists of 80 experts who were selected using a stratified random sampling method. Research data were collected through a field method using a structured questionnaire (closed-ended questions), and the DEMATEL technique was employed for data analysis. The findings of the study indicate that the indicator “quality of infrastructure and accessibility of housing units,” with a score of 1.097, ranks first as the most influential indicator. On the other hand, the indicator “likelihood of migration from the Mehr housing area of Parand to large cities,” with a score of -1.398, is identified as the most influenced indicator, ranking fourteenth. The results also reveal that the driving indicators in achieving social sustainability exert the greatest level of influence among all indicators.
